This house by south west architects Threadgold Architecture was designed for two separate families. The architectural brief required separate living areas for each family sharing a single residentially zoned coastal Prevelly site..
The steep beachside site overlooks the Indian Ocean and enjoys expansive views of the world class Margaret River surf. The client’s brief for south west architects required the Margaret River beach house to maximize the ocean views. The architectural layout establishes two separate living areas for the purposes of generating income through short-term stay accommodation. The south west architects’ brief required pre fab and modular design techniques to be incorporated to overcome the costs of building at an isolated location and to adhere to the clients’ building budget.
The south west architects sited the residence to the rear elevated eastern portion of the site. The architectural layout wrapped two open-plan living areas around a strategically planned around a central bi-parting stair. The south west architects incorporated a double glazed and sound insulated timber pivot door separates the two adjacent first floor living areas. Each of the open-plan juxtaposed first floor living areas is individually serviced by the kitchen and scullery. There are two car bays on the lower ground floor servicing each self contained first floor living area of the Margaret River beach house. The south west architects laid out bedrooms and wet areas either side of the stair on the ground floor to discretely service the three bedrooms to each contained living space and maximize first floor views from the living areas.
Although the composition of the spaces of this beachside residence pushed the planning boundaries for local authority town planning staff. The architects achieved a development approval was secured without requiring a planning appeal. The south west architects orientated north facing living areas to open onto ground and first floor timber decked balconies which comprise of 300mm thick rammed limestone screen wall. Maceous iron oxide finished exposed structural steel, jarrah batten privacy screen to prevent over looking, a stainless steel wire balustrade and stainless steel downpipes. The material finishes for wall cladding include Colorbond custom orb and clear stain finish Carter Holt Harvey plywood. Both western and northern orientated balconies of this Margaret River beach house capture ocean views to the world class Margaret River surf over the native coastal dunes.
