The local authorities planning scheme and Conservation zoning overlaid numerous planning policy constraints that required pragmatic architectural solutions. The planning approval process resulted in commissioning flora, fauna and heritage surveys to navigate referral to four state agencies.
In response, the oceanfront eco house design was sited between the ocean and a remnant grove of natural vegetation. Preserving the natural vegetation screen satisfied the policy to meliorate the impacts of building bulk from roads. The flat roof maximizes living elevation and viewing angle of the lapping ocean shoreline while complying to strict height restrictions.

The pilottis perch the residence above the undulating coastal dunes to preserve the remnant vegetation and facilitate fauna foraging environments. The living platform overlooks a lap pool situated between bedrooms and the lapping shores of the Indian Ocean.
